Our Fees

HERE IS A LIST OF ALL OUR PERMITTED CHARGES

Rent – We charge equal instalments based on a calendar month, which means when you give notice, you will be required (subject to where you are in your fixed term) to give a full calendar months’ notice.

Holding deposit – Our holding deposits are £100. Email receipts of payment will be provided. Once the application process has been approved the holding deposit will be kept as an instalment towards your tenancy deposit. 

Tenancy deposits – We ask for a £300 tenancy security deposit, paid in two instalments (the holding deposit being your first instalment), this money is then deposited in an approved Government  scheme see www.depositprotection.com and information on the scheme will be provided to you within 30 days of full payment. We ask that you pay the final instalment of your tenancy deposit before you move in.
Utility bills and council tax – these bills including the residential Wi-Fi are included in your room rates. 

Default Fees

Lost keys – If you lose your keys, we provide access to the emergency key safe. It would be your responsibility to get the new key cuts and copied. Once you have the replacement keys, you must return the emergency keys to the key safes. Failure to return the emergency keys will be subject to extra charges for replacement of keys.

Unpaid rent – We will charge late rent payments interest at 3% above the Bank of England base rate, where the payment has been outstanding for more than 14 days, this information will be detailed in your contract.

Changes to a tenancy at the tenant’s request – If you require a change to the tenancy contract then we will charge you up to £50 or reasonable costs incurred if higher. You will be provided with evidence for these costs. 

Early termination (tenant’s request) – If you decide to leave the tenancy early within the fixed term or without giving the correct notice period, you will be required to cover the remaining rent during the void period until a new tenant is found. If you are in a fixed term, then we will charge a termination fee (which will be the remaining months’ rent of your fixed term contract). This covers the loss incurred by the landlord.
